Newly accepted electrical codes in Fairfax County requires new circuit breakers for all living spaces (not just bedrooms) to have Arc Fault Circuit Interrupt (AFCI) circuit breakers. This includes living rooms, dining rooms, hallways, dens, etc. While homeowners don’t have to go out and upgrade all their circuit breakers, AFCIs do offer a significant level of protection.

How so? If you drive a nail into a wall and hit a wire, the circuit may not go dead and a previous style breaker may not trip. But the nail or screw causes a problem in the wire and hidden in the wall that in the extreme can cause a fire. AFCI breakers detect this problem along with a host of other problems and will trip. They will trip for all circuit faults and we find them to be very sensitive… in other words, they’re very good at keeping you, the homeowner, safe.

We’ve been doing a lot of modernization and upgrades on Electrical Panels recently (Service Panels)… mostly to better protect circuits, update old boxes, and overall, make our customers’ homes safer. Newer standards have changed the requirements for circuit breakers (on new homes and significant remodels) to Arc Fault Circuit Interrupt Breakers (AFCIs). These breakers are especially important to prevent from damage to electrical circuits caused by aging and damaged wires.

What Can I Do To Make Sure My Home Is Ready For Winter?

Nobody wants to be without heat, or deal with a leaky roof, or burst water pipes. As the weather turns cold it is time to make sure your home is ready for the cold temperatures of winter.

First, have your furnace inspected to make sure it is working at peak performance and have any parts showing wear identified and replaced if necessary.
Second, shutoff water to all outside faucets and make sure no water is sitting in the pipes that could cause them to burst when the temperature drops to freezing.
Third, clean out all gutters and have all downspouts displace water 10 to 15 feet away from your home. It is very important to have all gutters thoroughly cleaned to keep all water flowing freely. Water frozen in the gutters could cause damage to your gutters and expand and force its way between shingles causing your roof to leak.
Fourth, never turn off your heating system when freezing temperatures are expected. You might have taken steps to make sure your outside faucets are not at risk of bursting, but do not forget about all the pipes you have running throughout your home. There is nothing worse than coming home to a burst water pipe that has flooded your home and caused thousands of dollars in damages.
